
Croatia's accession to the European Union in 2013, followed by its integration into the Schengen Area and the Eurozone in 2023, opened fundamentally new horizons for the country's economic development. These two milestones became powerful growth drivers: while Croatia was once perceived primarily as a seasonal holiday destination, it has since transformed into one of Europe's most attractive investment hubs.
The removal of border controls and the adoption of the euro triggered a real estate boom. Against the backdrop of overall economic stagnation across the EU, Croatia demonstrated GDP growth of approximately 3.5–3.8%, while housing prices along the coast surged by 13.2% within a single year, significantly outperforming the European average. The average price per square meter on the Adriatic coast reached nearly €3,900, and demand for premium properties from international buyers began to substantially exceed supply.
Our Austrian client, the development group FMTG, was quick to recognize these market shifts and act on them.

As part of their Premium Living concept, FMTG launched the ambitious Aurora Residences project on the exclusive Punta Skala peninsula near Zadar. Designed by renowned Austrian architect Boris Podrecca, the development consists of 88 contemporary apartments and responds directly to growing demand from European investors for high-value resort real estate.
For a project at this scale, marketing couldn't rely on architectural drawings and floor plans alone; buyers needed to feel the location before a single wall was built. That's where Exterior 3D visualization came in.


Our task was to create renderings of the modern resort villas for marketing materials, with a clear brief: highlight the connection to the sea and the surrounding landscape. To convey the atmosphere of the project as accurately and vividly as possible, we integrated 3D models of the future buildings into real aerial footage provided by the architects, a technique that grounds the rendering in the real site rather than a generic backdrop.
Working on a project of this scale required both artistic vision and technical precision in 3D modeling, lighting, and texturing. We carefully planned camera angles to gradually reveal the project, from the overall master plan of the peninsula down to individual villas. Each rendering was built to fulfill a specific marketing objective, forming a cohesive visual narrative for prospective buyers.

Aerial 3D Rendering presents the project in its full context: the coastline, the open Adriatic Sea, and the Croatian islands on the horizon. By working from real high-resolution drone photography of the location, our 3D artists accurately conveyed both the grand scale of the development and its premium first-line waterfront position.
This approach gives potential property buyers an immediate, undeniable sense of place and luxury. Aerial 3D visualization is a powerful marketing tool for real estate developers, as it helps investors grasp the infrastructure, nearby amenities, and the unique geographical advantages of the peninsula long before the construction is finished.
Through the mid-range views, we revealed the harmonious relationship between the architectural volumes and their natural surroundings. Architects provided a detailed landscape design specification, which allowed our team to meticulously integrate every plant, tree species, and pathway into the 3D scene.
As a result, the overall site planning became clear, legible, and easy for buyers to understand at a glance. These exterior 3D renders bridge the gap between grand aerial overviews and detailed close-ups, highlighting the walkability of the resort, the privacy between villas, and how the modern architecture complements the authentic Adriatic environment.
Close-up renders tell a story of tranquility, minimalism, and a premium lifestyle. These photorealistic images are dominated by open sky and a sense of endless space, shifting the focus from the general layout to the tactile experience. Their main purpose is to convey the emotional feeling of staying at the resort, capturing a moment of silence, luxury, and privacy, completely free from visual noise.
To achieve this, we carefully recreated the warm, authentic atmosphere of the Adriatic coast, focusing on natural light physics where the sunlight becomes an integral part of the exterior design itself. By emphasizing high-end material textures, concrete finishes, and lighting, these close-ups help clients visualize their future days on the terrace.

Completed at the end of 2025, the project delivered strong market performance. Prices for premium residences started at €306,000 for compact studio apartments and exceeded €2.5 million for luxury four-bedroom penthouses on the first line of the waterfront.
We're proud that the 3D renderings developed for the marketing campaign became part of the broader set of factors that contributed to these results, giving buyers a clear, emotionally compelling picture of a resort that, at the time of sale, existed only on paper.
